Design and Build Service Whether we have undertaken the design work for your project or not, it is often the case that when construction begins and the home starts to take shape some aspects of the design can be improved or maybe costs reduced by altering a specification. As the sole contractor, one of our strengths is the ability to make changes to an ongoing project to incorporate improvements as the projects progresses. We are always on hand to look for these opportunities and make suggestions. Design, Budget & Planning of the Works Once your design is completed we produce a comprehensive quote based on bills of quantities and calculations produced by our Technical Architect and Construction Manager. If at this stage you are in a position to make firm decisions about finishes such as bathroom fittings, tiles etc. these will be included in the cost analysis. However it is often the case that provisional cost assumptions will be made for items which may be decided at a later date. Our practical experience of villa construction and reformation includes all aspects of design, construction practices and the Spanish building regulations ensuring that the finished design complies with national and local building regulations and is suitable to obtain all of the necessary local permits. Principal Contractor By using our directly employed workforce we retain control of the project including the service levels to our clients and the overall project standards. Incorporating the widest practical range of tradesmen into our company allows us to reduce costs and overheads and produce more competitive quotes for any given project. Additionally we directly control quality, are able to compensate for supplier delays without financial penalties and ensure completion on time by manpower management. As a consequence our clients are safeguarded by a fixed price contract. Managing the Build Project We take full responsibility for all contracted works throughout the duration of the project. This typically will include all specialist sub-contractors for example for scaffolding work to meet specific insurance requirements etc. All insurances and the numerous legally required site documents will be arranged through us including the legal obligations and requirements placed on subcontractors. Prior to any building work the site will be secured in accordance with the Health and Safety Study produced by our Health and Safety Officer. This is a legal requirement that one of our team is qualified to undertake. Once all legal and bureaucratic requirements have been satisfied, work will progress according to the schedule presented to you with the construction contract. Weekly site meetings between the project team and the construction team provide information that can be sent through to the client. Typically this includes photographs, progress reports, financial reports and a 3 month cash flow forecast. Signing Off The schedule of the payments for the work is agreed with you in advance and is totally dependant upon the completion of the stages of the project. Once all works have been completed we carry out a professional clean of your property, secure the final certificate of works, the occupation licence, issue the insurance backed 10 year warranty and make sure that all utility services are connected before handing your completed project over to you. |
